Shared ownership mortgages basically mean that you and a co-signor are responsible for the loan. This means that if the borrower or co-signor dies, the other person takes the full responsibility of the loan. This is important to consider before deciding on taking a shared ownership mortgage.
A shared ownership mortgage can help out a lot of people with bad credit buy a home. For example, if the husband has bad credit but makes the income and can’t qualify alone, the wife can sign on and use her good credit to help them qualify. Most married couples have a shared ownership mortgage as it offers security and they can mutually benefit one another by helping them qualify financially.
The only set back with a shared ownership mortgage is when a divorce happens. This can be really weird because the judge will mandate that the house be given to one of the two people. Well that person, in order to get the mortgage in their name has to refinance the house and go through the whole qualification process. If they don’t qualify then they can’t get the house in their name. In this type of a case, the house would then need to be sold and the money shared between the two parties.
As you can see, there are several things to consider when thinking about getting a shared ownership mortgage as many people will need to weight these options and decide if this is the best type of mortgage for their situation.
